We were commissioned to develop proposals for a new-build single-storey house in Green Belt land near Otley for the owners of a holiday park. The overall volume of the new building was a direct replacement of existing stables and stores on the site and the new dwelling has been carefully positioned to ensure that the openness of the countryside has not been negatively impacted by its form and location. After receiving planning approval the practice developed detailed design proposals for this high-efficiency low impact home. The design maximises views from a generous multi-function living room that includes kitchen and dining areas. Two double bedrooms are designed to be fully accessible. The property is all electric with an air source heat pump providing the primary heat source, mechanical heat recovery (MVHR), robust air tightness detailing and triple glazing throughout.

The client is currently building the property themselves with specialist construction input as required. The works include erection of a timber frame (manufactured off site) and external stone walling that the client has sourced from reclaimed material on site. We are providing ongoing technical input and principal designer (Building Regs) services. The project is expected to be completed Autumn 2026.
