guiseley fitness studio

Guiseley Power Health and Fitness training studio was completed in summer 2023 and is an example of how extensively a retrofit and conversion process can transform an unpromising existing building. We developed initial proposals, secured a planning approval and provide detailed design for the project. The site, on the corner of Bradford Road and Tranmere Drive in Guiseley was occupied by a tired-looking vacant bungalow-style showroom with accommodation above and an adjacent storage outbuilding. Our client was looking for new premises to open another fitness studio and asked us to look at options for redeveloping the site. A retrofit and reconstruction scheme was the chosen approach.

The existing buildings were separated by a public sewer and the required wayleave distances for maintaining access to this created a significant design constraint, giving us the opportunity to reorganise the site as a courtyard development. We have retained and retrofitted the showroom, removing the existing roof form and adding a new roof volume above, replaced the outbuilding with a new entrance, social area and changing block, and wrapped both buildings with a new perimeter facade. This creates a private outdoor space connecting the social area and the main exercise floor of the studio to be used either as external exercise space or in the future as a courtyard garden.

New building elements were designed as lightweight timber frame structures, factory-built and brought to site. Before and after photographs demonstrate how the building has been transformed.
